TIPS FOR PROPERTY OWNERS – RENOVATION, RECONSTRUCTION AND INTERIOR FITTINGS

The complete, turnkey property reconstruction is different from a simple renovation insofar the property is being refurbished and even remodeled. Perhaps the building materials should not be wasted on brittle walls, but. Instead, new walls should be installed inexpensively. A timely complete renovation is a reliable investment into your new property and is bound to save you later on additional costs for emerging minor repairs. Also, this increases your quality of life. It is also important that new, comfortable building solutions can be created during the complete renovations, which did not exist in previous times and credibly increase the value of the property.

For example, we have recently renovated an old apartment for a couple, which had a storage room in the kitchen and also a very small bathroom. As this young family was expecting a child, a proper sized bathroom would, obviously and especially a baby, be much more convenient than a simple, small shower. We removed the non-load-bearing wall between the bathroom and the storeroom and turned the room into a beautiful, large bathroom. Another example: An elderly couple bought a two room apartment in a prime location of Berlin. A complete renovation was required. The bathroom was, as in many old buildings, very narrow and narrow. 

We successfully converted this old apartment into a beautiful 3-room apartment with kitchen and a spacious, comfortable bathroom. These are very common situations. And of course many owners want to take advantage of the opportunity, especially with old-style apartments, to increase their living space. For example, a children’s room could be shaped from an old kitchen. Two small walk-through could be joined to create a spacious dining and living area with an open kitchen. SUMMARY OF THE STAGES OF A RENOVATION

1. Demolition Works

Any demolition works take place takes precedence. For example, old wallpaper, sanitary elements, tiles, doors with frames as well as electrical installations are dismantled and properly disposed of. In addition, the condition of pipes, walls, wooden beams and beams is reviewed. If mold or other damage is found, it will be eliminated after a qualified inspection.

2. Drywall and Masonry Work

Following are tasks related to drywall, masonry and demolition (according to the project of the structural engineer). In this case, openings are widened and support beams installed. 3. Electrical Installations

4. Plumbing

In this step, the new water and sewage pipes are commonly laid under plaster. In addition, connections for sanitary and kitchen appliances are prepared. The wet rooms are sealed with a hydro-insulation layer and joint tapes and the radiators dismantled.

If necessary, the new heating pipes are laid under plaster and new radiators are mounted with thermostatic heads.

5. Puttying and painting work

The next stage is the putty and painting work. Ceilings and walls are primed with a suitable primer, then reinforced against tears with fabric, troweled and finely sanded. Finally, walls and ceilings are painted twice. The radiators and heating pipes are sanded and painted, the old windows and interior doors and their frames are sanded, machined and then painted.

6. Window and Door Works

Then, the new interior doors and their frames and the new windows are installed. If necessary, this also includes the assembly and testing of security locks and shutters.

7. Floor work: tiles and wooden floors

Next, the new tiles are laid and grouted. In this case, corner joints are sealed well with silicone.

The existing door openings are repaired or closed off with floorboards or parquet. Now the new wooden floors will be laid, sanded off and painted if necessary. Finally the laying of the baseboards follows.

8. Final steps

Now the final steps in all areas are completed.

Throughout the apartment, new socket and switch inserts and LED lamps in the suspended ceilings are installed. In addition, various flaps, covers, door fittings and the door intercom are mounted. Also, new bathroom equipment will be delivered and installed, with joints sealed with silicone before any cosmetic work is done.

At the end, the property is thoroughly cleaned, to allow it to shine in new splendor.

Gut zu wissen

1. Abrissarbeiten

Zuerst finden die Abrissarbeiten statt. Dabei werden zum Beispiel in einer Wohnung die alten Tapeten, Sanitärelemente, Fliesen, Türen mit Zargen sowie Elektroinstallationen demontiert und fachgerecht entsorgt. Außerdem wird der Zustand von Leitungen, Wänden, Holzbalken und Trägern überprüft. Falls Schimmel oder andere Beschädigungen gefunden werden, werden sie nach einer qualifizierten Begutachtung beseitigt.

2. Trockenbau- oder Mauerarbeiten

Als Nächstes folgen Arbeiten, wie zum Beispiel Trockenbau-, Mauer- oder Abbrucharbeiten (nach Projekt des Statikers). Dabei werden Öffnungen verbreitert und Stützträger eingebaut. Neuer Beton-Estrich wird verlegt, abgehängte Decken werden montiert und doppelt beplankte Ständerwände mit mineralischer Innendämmung eingebaut.

3. Elektroinstallation

Die neue Elektroinstallation wird mit neuen Verkabelungen in vorbereiteten Schlitzen installiert. Auch ein neuer elektronischer Stromzähler mit Sicherungskasten (nach DIN) wird montiert.

4. Sanitärinstallation

Hier werden meistens die neuen Wasser- und Abwasserleitungen unter Putz verlegt. Außerdem werden Anschlüsse für Sanitär- und Küchengeräte vorbereitet. Die Nassräume werden mit einer Hydroisolations-Schicht sowie Fugenbändern abgedichtet und die Heizkörper werden demontiert.

Nach Bedarf werden die neuen Heizungsleitungen unter Putz verlegt und neue Heizkörper mit Thermostatköpfen montiert.

Spachtel- und Malerarbeiten

Die nächste Etappe sind die Spachtel- und Malerarbeiten. Decken und Wände werden mit einem geeigneten Grundierungsmittel grundiert, danach gegen Risse mit Gewebe armiert, gespachtelt und fein geschliffen. Zum Schluss werden Wände und Decken zweimal gestrichen. Die Heizkörper und Heizungsrohre werden abgeschliffen und lackiert, die alten Fenster und Innentüren mit Zargen werden abgeschliffen, bearbeitet und anschließend lackiert.

Fenster- und Türenarbeiten

Hier werden die neuen Innentüren mit Zargen sowie die neuen Fenster eingebaut. Gegebenenfalls erfolgt außerdem die Montage und Prüfung von Sicherheitsschlössern und Rollläden.

Bodenarbeiten: Fliesen und Holzböden

Als Nächstes werden die neuen Fliesen verlegt und verfugt. Dabei werden Eckfugen mit Silikon gut abgedichtet.

Die vorhandenen Türöffnungen werden repariert beziehungsweise mit Dielen oder Parkett geschlossen. Nun werden die neuen Holzböden verlegt, gegebenenfalls abgeschliffen und lackiert. Zum Schluss folgt die Verlegung der Sockelleisten.

Abschlussarbeiten

Nun werden die Abschlussarbeiten in allen Bereichen durchgeführt.

In der ganzen Wohnung werden die neuen Steckdosen- und Schaltereinsätze installiert sowie LED-Lampen in die abgehängten Decken eingebaut. Außerdem werden verschiedene Klappen, Abdeckungen, Türbeschläge sowie die Türsprechanlage montiert. Darüber hinaus wird eine neue Badausstattung geliefert und installiert, wobei Fugen und Anschlüsse mit Silikon abgedichtet werden, bevor noch einige Schönheitsarbeiten durchgeführt werden.

Am Ende wird die Immobilie komplett gereinigt, damit sie in neuem Glanz erstrahlen kann.
